How Does Living At Taza Park Differ From Living In The City Of Calgary?
Living at Taza Park differs from living in the City of Calgary in numerous important ways. At Taza Park, key services such as policing are provided through the Tosguna Police Service, fire protection, and infrastructure maintenance are provided directly by the Tsuut’ina Nation versus by the City of Calgary.
Taza Park’s community is accessible to Calgary by way of the Calgary Ring Road & 37th Street S.W. Residents may enjoy lower property taxes, locally managed on-site services, and nature-focused amenities.
Why Do You Need A Purchase Lawyer?
Purchasing a property is likely one of the largest financial decisions you will make in your lifetime. Having an experienced purchase lawyer assist you with the purchase will ensure that the work is done accurately, especially in situations as unique as leasehold purchases. Your lawyer will explain the key differences between a leasehold purchase agreement vs fee simple ownership. Ownership is structured differently with a leasehold purchase agreement as it carries different rights, responsibilities, long-term costs and resale implications.
What Will Your Real Estate Lawyer Do?
Real Estate Legal Searches
Before getting started, understanding the legal registrations on title is key. Therefore, our first step is to do tax and parcel searches on the property to learn of any registrations and potential problems.
Document Drafting
The real estate lawyer will draft all the documents required for buying your home and many of the mortgage documents. These also include the tenancy at will agreement. You will then be called to sign the real estate purchase documents. The real estate lawyer will also review documents that will allow the lease to be assigned to you as the purchaser and other associated documentation.
Real Estate Mortgage Lawyer
Your real estate lawyer will then send the documents to the Indian Land Registry office, purchase title insurance on your behalf and request mortgage money for the possession date.
Reporting
The last step is to send you and the mortgage lender an initial and then final report on the transaction. This can take some time, so if there are any documents you require immediately, let your real estate lawyer know.
